Waterfront home on exclusive Naisoso Island, Fiji for sale

The rebound of the Fiji property market is highlighted in Bayleys’ latest flagship Waterfront portfolio, with buyers looking for a stake in the island nation spoiled for choice according to real estate stalwart, Philip Toogood.

Managing director and partner for Bayleys Real Estate Fiji, Toogood said visitor arrival numbers confirm a robust tourism bounce for Fiji, and on the back of this, there has been heightened interest in waterfront holiday homes across the island group.

“New Zealand and Australian leisure property investors are looking to Fiji for private homes and apartments, and for managed apartments with allocated private occupation rights.

“Demand for privately-owned residences has never been stronger and we’re tipping strong buyer interest in a quintessential resort-style home on Naisoso Island which is featured prominently in Waterfront magazine.”

The freehold property at 147 and 148 Coral Bay Drive, Naisoso Island is for sale by negotiation through Toogood and Sapna Vithal of Bayleys Fiji.

The dual-access property sits astride two prime residential waterfront lots within an upscale secure gated enclave at the quiet sheltered end of Naisoso island, which is connected to the main Fiji island of Viti Levu by a short bridge.

The residence was purpose-built for an American couple that made Fiji their home for many years, before recently relocating back to the States.

A large Fijian-style thatched pavilion hovering over a water feature with a waterfall sets the tone for the property, with lush landscaped gardens opening to direct views over the Naisosovou River to mangroves and the sacred Sleeping Giant Mountain beyond.

Covered thatched walkways connect the various arms of the main residence, with traditional magimagi (coconut fibre) binding a striking feature, and one that is repeated on the interior rafters of the high vaulted ceilings throughout the property.

The primary villa has multiple generous living spaces completely opening to private outdoor zones, dedicated master suite with exterior shower and garden spa pool in a separate wing, two additional bedrooms for guests or family, well-appointed office, and a bespoke saltwater infinity swimming pool.

Similar in quality and style, the property also has a separate self-contained villa for guests or house staff with direct access to the main house via covered walkways, along with garaging.

A private pontoon plus two ramps for jet skis and a platform for easy launching of a kayak rounds out the offering, with a Riviera Sports Cruiser currently berthed at the pontoon included in the price.

“This is a very thoughtfully designed multifaceted property that makes particularly good use of the prime site and I’ve already received early enquiry from interested New Zealand parties who recognise the intrinsic value of a property like this,” said Toogood.

“Naisoso Island is just 10-minutes’ drive from Nadi International Airport, is a great base for visiting Fiji’s outer islands, and is close to other recreational and commercial amenities.

“From the pontoon, the Mamanuca and Yasawa Island groups are within easy cruising distance, while shopping centres, restaurants and bars, two golf courses, a new world-class specialist hospital and Port Denarau, the hub of Fiji tourism, are close by.”

Toogood said the property would appeal to either an individual buyer looking for an exclusive getaway asset, or those looking to combine resources under a fractional ownership model to spread outgoings and ensure the property has optimal usage.

“Several families could split their time there with a rotating schedule so they could each enjoy different seasons and holiday periods, with the costs apportioned between them.

“As a long-held asset, this would make perfect sense for a group of people who would like to regularly spend time in Fiji independent of commercial resort accommodation, and with the freedom and potential capital gains that comes with ownership.”

“This is one of the finest properties for sale in the South Pacific today and offers a special tropical living experience that I know will resonate with discerning buyers looking for a unique hideaway.”
