Warehouse/office site offers rare chance to move into Mount industrial hub

A soon-to-be-vacant warehouse and office property for sale offers a rare chance for a new occupier to set up shop in one of Mount Maunganui’s most desirable industrial locations.

The more than 2,000-square-metre freehold site sits prominently on Newton Street, tagged by those marketing the sale as arguably the most sought-after industrial street in the Mount.

The property is on the market for the first time since it was constructed in 1985 in a location where commercial and industrial real estate is notoriously tightly held.

The Newton Street premises, which have long housed a leading Tauranga-based national shutter and blind manufacturer, will be available with vacant possession from 1 May 2024 – presenting opportunities for owner occupiers and add-value investors.

The site has an appraised market rental of $169,000 per annum.

The freehold land and buildings at 142 Newton Street, Mount Maunganui, are being marketed for sale by James Ross of Bayleys Tauranga.

The site will be sold by deadline private treaty closing on Thursday 14 March, unless it is sold earlier.

Ross said the property for sale encompassed an approximately 1,070-square-metre building on some 2,027 square metres of land with plenty of onsite car parking.

“The building was constructed in the mid-1980s with two alterations made since. It has two floors of offices and amenities at the front leading to a high-stud, clear-span warehouse at the rear.

“The ground-floor office area contains a showroom, offices, kitchen, locker area and male and female bathrooms with a shower in each.

“The first floor is complete with further offices, one being open-plan, plus a lunchroom and bathroom. All offices and the showroom are equipped with heat pumps,” Ross said.

The more than 700-square-metre warehouse comprises a conventional portal frame with a 7.9-metre stud height. This is accessed via four roller doors and two pedestrian doorways.

Ross said a side accessway and secure rear yard, along with plenty of parking on three sides of the building, facilitated convenient and efficient business operations and movement of vehicles onto and around the site.

The property enjoys excellent exposure with around 30 metres of high-profile frontage to Newton Street.

The site forms part of the Industry zone under Tauranga’s city plan, facilitating an array of activities such as manufacturing, processing, storage, wholesale distribution, bulky-goods display and marine-related activities.

Neighbouring businesses are engaged in diverse fields ranging from freight transport to equipment hire, packaging, construction, automotive, electrical and medical supplies.

“Newton Street is a preferred street within the Mount Maunganui industrial hub, providing Industrial-zoned land on the southwestern side of the street and Commercial-zoned land along the opposite side.

“It is strategically positioned near the Port of Tauranga, service providers and Tauranga Airport and within six kilometres of Tauranga’s central business district.

“This location offers direct access to Hull Road and Hewletts Road/State Highway 2 to the north and south respectively, ensuring easy access to all parts of the Bay of Plenty and beyond,” Ross said.
