Vacant warehouse site offers rare chance to join Belfast industrial hub

A vacant warehouse property for sale offers a rare opening for a new occupier to establish their business in a sold-out Christchurch business park with few vacancies.

The more than 1,400-square-metre site features a modern clear-span warehouse, bright office/showroom space and a secure, fully fenced yard with plenty of parking.

It sits within Belfast Business Park, a 22-hectare integrated industrial development on the north Christchurch site of the former Canterbury freezing works.

New occupiers will join diverse neighbouring businesses spanning industries such as automotive, construction, engineering, electrical and trade supplies.

The freehold property at 16 Seven Mile Drive, Belfast, Christchurch, is being marketed for sale by Nick O’Styke and Anna Morawiec of Bayleys Canterbury.

The site will be sold by deadline private treaty closing on Thursday 16 May, unless it is sold earlier.

The approximately 686-square-metre building sits on some 1,423 square metres of land, zoned Industry Heavy under Christchurch’s district plan.

“This sale represents an extremely rare opportunity to secure a freehold Grade-A industrial property ready to be occupied in the now sold-out Belfast Business Park,” O’Styke said.

“Offered with vacant possession, this standalone property will appeal to owner-occupiers looking to establish their business in this steadily growing location. Astute investors will recognise the low vacancy of this popular area and the desirable office-to-warehouse ratio of this well-designed property,” said O’Styke.

Presented as new, the property offers a clear-span warehouse of some 548 square metres with a more than five-metre stud height, two container-height roller doors and food-grade flooring. LED lighting is supplemented with good natural light from generous skylights.

Morawiec said the accompanying office space also lent itself perfectly to a showroom and display of product. Staff amenities include a separate kitchenette and lunchroom, two toilets and a shower.

The post-earthquake constructed building has a seismic rating of 100 percent of new building standard.

The secure yard with electronic gates provides 13 onsite car parks and space for vehicle manoeuvring and container storage.

“This property benefits greatly from its position within the fast-growing Belfast Business Park, whose more than 40 lots are now sold out and rapidly giving rise to a significant industrial hub in Christchurch’s northern corridor,” said Morawiec.

“Conveniently situated just off Belfast Road and Christchurch Northern Motorway, with excellent connections to the city, Lyttelton Port and North Canterbury, Belfast has evolved into an important location for industrial businesses in recent years.

“The Belfast Business Park has become a popular destination for industrial trade businesses, light manufacturing, construction and storage companies,” Morawiec said.
