A high-calibre healthcare asset in Hawke’s Bay is now open to investors seeking an equity interest in the property-owning entity behind one of New Zealand’s most advanced and comprehensively designed primary and urgent care facilities.
The asset at 406-410 King Street North, Hastings is fully leased on a long-term 20-year head lease to Hastings Health Centre and represents a defensive, income-generating holding in a sector that continues to demonstrate resilience, stability, and sustained demand. Shares in the property-owning entity are now available due to the planned exit of four existing shareholders.
Healthcare property has become a preferred allocation for family offices, trusts, and intergenerational investors seeking durable performance. The essential nature of primary care, combined with demographic growth, has reinforced the sector’s reputation for lower volatility and strong occupancy continuity.
The Hastings facility delivers modern clinical accommodation for general practice, urgent care, specialist consulting, radiology, pharmacy, and allied health services within a single integrated building.
The investment entity owns the purpose-built three-level facility, constructed in 2019 to contemporary clinical standards. The building has 3,973sqm of gross floor area, supported by 131 car parks and secure ambulance bays on a prominent 7,651sqm freehold corner site. Its design allows multidisciplinary service delivery, efficient patient flow, and future expansion as regional health needs evolve.
The property is zoned Commercial Service and Hastings General Residential, providing flexibility for ongoing healthcare use and future development considerations. Independent assessments confirm the building is in very good condition, with a seismic rating at or above 100 percent NBS.
Under the head lease, Hastings Health Centre subleases space to a mix of related clinical operators and independent providers, creating a cohesive ecosystem of complementary services while giving the property-owning entity a single point of accountability.
Parties interested in acquiring an equity interest will be required to sign a non-disclosure agreement, and initial enquiries are to be directed to Kerry Geange and Richard Wilson of Bayleys Hawke’s Bay, by 2pm Thursday 10 September.
Geange says healthcare assets have become a cornerstone for investors seeking long-term defensive income.
“Bayleys’ global real estate partner Knight Frank identifies healthcare real estate as a resilient, high-demand, non-cyclical asset class, underpinned by ageing populations and strong structural fundamentals, with long leases, rental growth, and stable yields attracting substantial investor capital.
“Healthcare property performs with consistency because demand for primary care is both essential and growing. Investors recognise the value of assets aligned to population needs and supported by modern clinical infrastructure.”
The governance structure of the investment entity provides further confidence for incoming shareholders, says Geange.
“The property vehicle has professional and disciplined oversight of financial performance, capital planning, and long-term compliance, meaning investors can gain exposure to a high-quality healthcare asset through a structure designed for transparency and stewardship.”
The scale and specification of the Hastings facility set it apart in both a regional and national context, with Wilson explaining that it is one of the most substantial and comprehensively designed healthcare buildings in the country.
“Along with a configuration that supports a wide range of clinical services under one roof, it also delivers the convenience, accessibility, generous parking, and operational efficiency that patients and clinicians expect, with purpose-built spaces that enhance service integration and overall facility performance.
“This facility has been recognised for its contribution to regional healthcare, and its role in supporting one of the country’s largest single-site patient populations underscores the strength of the underlying fundamentals.”
