In the Draft Nelson Plan, 15 Neale Avenue has been earmarked to be rezoned as ‘Medium Density Residential’ - a change that would see circa 20 percent of the city’s residential zones converted to medium density areas allowing greater intensification.

Changes would increase build height limits to 11m while maximum building coverage could be increased from 40 to 50 percent.

The current home at 15 Neale Avenue occupies just 18 percent of its site.

The Draft Nelson Plan has identified the ability to enable more housing supply through intensification as a key priority, with expected growth forecasts showing the city could be home to 40,000 more people in the next 30 years.

It is estimated that 24,000 new homes are needed to house a burgeoning population.
