Record multi-million dollar sale of award-winning Hamilton home bucks slow market trends

After a lengthy negotiation a local family has snapped up an architectural marvel overlooking the Waikato River and St Andrews Golf Course in Hamilton.

Bought for upwards of $4 million dollars, Bayleys listing agent Rachael Waldegrave says 92 Braid Road it’s one of the largest sales in the area, and the biggest on a single title over the past 12 months.

“It's a really positive signal for the Hamilton market. It shows that there are people out there who can afford premium property, and this home in particular was incredibly popular during the campaign.”

“We had around 80 enquiries and showed around 25 groups through the home on private viewings. It was a balance between drawing in as many buyers as we could, but also respecting the wishes around privacy.”

Waldegrave leaned heavily on hers and Bayleys’ extensive network to target prospective buyers.

“We definitely drew interest that was local, national, and also internationally. There were enquiries from Australia, the US, Singapore, and the Middle East. ”

But in the end, it was a local Waikato based family who bought it after a two month long negotiation process.

“It was quite a complex deal, because as you can appreciate, to purchase property at that end of the market you often need to sell a property as well. So we were involved in an almost three step chain of events that needed to take place, to enable the purchase to go through.”

Waldegrave says the ability to see the bigger picture is key.

“Understanding what’s going on for people in their buying and selling decisions is so important to help achieve a result where everyone feels successful. I feel very proud of the way we all worked together.” She also believes that despite the downturn, the sale of 92 Braid Road proves that no matter the market, there are always people looking to buy.

“For residential properties, people are predominantly buying and selling for life reasons, not because of what's happening with the economy.”
