Large site with epic views at classic coastal spot poised for farm park lifestyle project

A large landholding with sweeping ocean views is for sale with a “shovel ready” project offering one of the last chances to develop a premium subdivision at a prized coastal location.

The 67-hectare freehold site is minutes from classic Hawke’s Bay seaside destination Ocean Beach, whose famed expanse of white sand has been a favourite destination for generations of beachgoers.

The property is being offered for sale with resource consent from Hastings District Council to create 19 lifestyle lots within a comprehensive farm park development. A professionally created scheme plan for the proposed Ocean Beach Farm Park is designed to take maximum advantage of the site’s characteristics.

Approved lots vary in size from approximately 2,500 square metres to 4,500 square metres. All are elevated and have been strategically positioned among the landscaping and adjoining lots to optimise views over the sea and rural landscape, including ocean sunrises, with the highest sections offering 360-degree panoramas.

“Once developed, this strategically thought-out project will command section purchasers’ attention the moment they drive in via its tree-lined entrance,” said Kerry Geange of Bayleys Napier.

“Thoughtfully located roads will lead to the individual building platforms, with the ocean view becoming ever more prominent with increasing elevation.

“Ocean Beach Farm Park will enable section purchasers to enjoy rural living without the hard work – all just minutes from the ocean and within easy striking distance of the conveniences of Havelock North, award-winning wineries, and Hawke’s Bay’s boutique rural and craft sellers,” Geange said.

Ocean Beach Farm Park, located at Ocean Beach, Hawke’s Bay, is being offered for sale by negotiation through Geange, along with Luke Dee and James Macpherson of Bayleys Havelock North.

Dee said the farm park development opportunity was underpinned by its exceptional location.

“Ocean Beach is a classic Kiwi beach destination, much loved for its white sand and low-density development. It is largely unspoilt and retains the character of the past, along with modern-day convenience and superb recreational attractions such as swimming, fishing and surfing.

“The area is a popular sanctuary for family day trips, holidays, and private coastal holiday homes and, increasingly, for permanent living. The famed beach is within a few minutes’ drive of the land for sale, while the site is also handy to the Bay’s main population centres, with sealed public roads providing safe access from Havelock North, Hastings and Napier.

“Seldom does land in these locations become available, let alone a significant development opportunity,” said Dee.

Macpherson said the upcoming land sale represented one of the final chances to develop a premium subdivision so close to Ocean Beach, in a setting which offered such exceptional views.

“With development approved and technical assessments and design completed and available to buyers, this project is truly shovel-ready,” he said.

Although the land is zoned for rural purposes by Hastings District Council, the existing resource consent provides for creation of Ocean Beach Farm Park.

Macpherson said the farm park concept allowed for smaller-scale, lower maintenance lifestyle living in the heavily protected rural environment of coastal Hawke’s Bay, limiting the work and risk associated with living in the country.

“The granted consent removes a significant portion of any uncertainty associated with the opportunity for the buyer and will save the purchaser the considerable time it would take to pursue planning permission from scratch.

“Much of the hard work has already been done. Access and platform earthworks will bring this opportunity to life. The scene is set for a new owner to make this legacy coastal project a reality,” said Macpherson.
