Investors in frame as top window and door facility goes up for sale

New owners are in the frame as the premises housing a top New Zealand window and door supplier go up for sale in a Christchurch industrial stronghold.

The large standalone warehouse/office facility sits on a more than 6,200-square-metre freehold site in the heart of the Wigram industrial precinct.

The site on Hammersmith Drive is fully leased to Profile Group, a multi-award-winning business that is the country’s only integrated supply chain provider for windows and doors. The property returns an annual net rent of $510,000 plus outgoings and GST, with excellent rental growth potential through regular rent reviews.

The current lease runs through to 2027 with two further five-year rights of renewal.

With origins as a family-run Waikato aluminium business in the early 1970s, Profile Group has emerged as an industry standard-setter and New Zealand's foremost manufacturer of aluminium windows and doors.

Its eleven business units make up an integrated supply chain, enabling Profile to offer a unique end-to-end service from aluminium extrusion to direct delivery of systems and components to manufacturers across the country.

The freehold property housing Profile Group at 32 Hammersmith Drive, Wigram, Christchurch, is being offered for sale through Nick O’Styke and Anna Morawiec of Bayleys Canterbury.

It will be sold by deadline private treaty closing on Friday 11 October, unless sold prior.

O’Styke said the approximately 3,633-square-metre warehouse-and-office building was underpinned by some 6,247 square metres of land with onsite parking for 43 vehicles.

“This is a well-designed and immaculately presented facility constructed by respected developer Calder Stewart. At its heart is a nearly 3,000-square-metre clear-span warehouse complemented by high-quality modern offices.

The Hammersmith Drive facility was originally constructed in 2006. The rear bay warehouse was extended in 2009 and further office space added in 2020 to accommodate the growing occupant at the time.

The property has an Initial Evaluation Procedure seismic rating of 67 percent of new building standard.

Operations at the site are further supported by an approximately 140-square-metre all-weather canopy. A generous secure yard, with security gates, allows plenty of space for onsite parking, easy vehicle manoeuvring and container storage.

Morawiec said the property represented a rare large-scale investment opportunity in a tightly held industrial bastion.

“This investment is underpinned by the established, high-calibre tenant and strong tenant covenant. Investors will recognise the strong potential for rental growth driven by market rent reviews every two years.
