Investment backed by Cromwell’s growth

The freehold land and buildings associated with a successful motel business in Cromwell are for sale, giving investors access to a long-term income stream underpinned by a strategically located landholding with scale.

The 3,763sqm freehold site at 9 Gair Avenue, Cromwell sits within an established residential pocket of Cromwell, providing a quiet and accessible setting that appeals to a broad client base including contractors, corporate travellers and domestic leisure guests. The property has strong profile to the road, ample on-site parking, and is close to Cromwell’s commercial centre, and the town’s heritage precinct.

The property comprises a well-maintained 12-unit single-level motel complex supported by a spacious two-bedroom manager’s residence, reception area, and guest laundry. The landscaped grounds incorporate a children’s play area and BBQ facilities.

With an established operator in place, the property returns annual net income of $138,000 plus GST, delivering secure, predictable income via a long-term lease extending to 2054, and a further 10-year right of renewal.

The property is being marketed by Allister Simpson and John Archibald of Bayleys Queenstown, with the deadline private treaty campaign closing on Thursday 10th September, unless sold prior.

Simpson says Cromwell’s affordability advantage has become a decisive factor for investors assessing Central Otago opportunities, with enquiry for Cromwell commercial holdings continuing to build as the town absorbs demand spilling over from nearby centres.

“Queenstown and Wānaka remain incredibly constrained markets, both in terms of land supply and cost. Cromwell provides a far more accessible entry point while still capturing the same regional demand drivers,” he says.

“Investors are recognising that Cromwell offers value, stability, and long-term growth potential without the pricing pressure seen elsewhere in the region.”

Cromwell’s role as a regional hub continues to expand, with commercial, industrial and residential development progressing, says Archibald.

“We are seeing sustained enquiry from transport operators, logistics firms, construction companies and contractors who rely on Cromwell’s centrality,” he says.

“The town sits at the midpoint of the Queenstown–Wānaka–Clyde corridor, making it a preferred base for multi-site project teams and regional business operators.

“With Cromwell experiencing sustained population growth, expanding horticulture and viticulture activity, and increasing infrastructure investment, the fundamentals point to a compelling long-term investment opportunity.”

The upcoming opening of the Kawarau Gorge Trail is expected to further lift domestic tourism activity in Cromwell, and underpin occupancy for the motel asset. The new off-road route will allow cyclists to travel from Queenstown to Clyde via Cromwell, enhancing the town’s position within the wider trail network and supporting year-round accommodation demand.

Simpson says the property’s fundamentals align strongly with investor priorities.

“This is a straightforward, land‑backed investment with secure passive income and a proven operator. The simplicity of the model, combined with Cromwell’s growth trajectory, makes it an appealing proposition for out‑of‑town buyers seeking defensive cash flow,” he says.

“The motel is well maintained and performs consistently, but the underlying land and buildings offer options for refurbishment or repositioning over time.

“Investors can hold for income, or ‘bank’ the site for potential future redevelopment as Cromwell’s growth trajectory strengthens.”
