Warkworth Business Park ready for take-off

One of the largest contiguous industrial greenfield opportunities in the Auckland region, consented for a full-service industrial business park and development ready, is for sale in Warkworth.

Bayleys salespeople say as Auckland expands north and Warkworth gears up for population growth, the land in Goatley Road is well-positioned to cater to anticipated ongoing demand for light industrial operations in the region.

Warkworth Business Park comprises a 42-hectare landholding zoned Business – Light Industry, currently held in five titles and with Resource Consent for a 93-lot subdivision with finished lot sizes ranging from 1,400sqm to one hectare.

It is for sale via an Expressions of Interest campaign, closing 5pm, Wednesday 27th September.

Blair sees Warkworth Business Park as a once-in-a-generation opportunity to develop state-of-the-art industrial real estate with scale, including warehousing, office, bulk retail and micro-industry premises – all of which are in systemic short supply throughout Auckland.

Targeted at a very specific segment of the development market given the capital-intensive staged delivery required of such a site, Blair said well-capitalised development entities with experience in large-scale industrial projects will recognise the potential and scope that could be unlocked.

“With consents in place for a master-planned, staged industrial business park, this development-ready site has design controls in place to set a quality benchmark and provides one of the only new scaled supplies of industrial land in Warkworth in more than a decade.

“It is anticipated that this development would meet the current and future demands for industrial space of the Auckland region and the fast-growing Warkworth catchment on the back of significant residential expansion and streamlined roading connectivity.

“There’s a dire shortage of industrial-zoned development land in Warkworth and the greater Auckland area with few other options with scale to be found.

“Given that consents are in place for this significant greenfield site, a streamlined way forward is possible for a new owner.”

The $870m Puhoi-Warkworth highway goes right to the property’s door and the landholding also has direct road access and frontage to the new Matakana Link Road (MLR) which now bypasses the Hill Street intersection to allow direct connectivity to Matakana, Omaha and the Matakana Coast.

“New roading infrastructure has recalibrated transport around Warkworth and the wider region, and Watercare is expanding its wastewater and potable water capability in advance of earmarked growth for Warkworth which will take the town’s population to an estimated 25,000 permanent residents by 2030,” said Blair.

“Warkworth is the natural progression for industrial development in the greater Auckland region being within 40 minutes’ drive from the CBD and Warkworth Business Park could potentially become the Highbrook or Tauriko of the north – albeit on a more modest, but still enviable, scale.”
