Strategic Tauranga site for sale ripe with options for new owners

Owner-occupiers, developers and add-value investors are expected to be in the buyer mix as a strategic property in a growing Tauranga precinct goes up for sale ripe with options for new owners.

The more than 800-square-metre freehold corner site lies a few minutes’ drive from the city centre with expansive frontage providing exposure to busy traffic on Fifteenth Avenue.

Planning provisions at the site provide for medium-density redevelopment. The property is residential-zoned, but has been used for commercial purposes since 2002 under a resource consent.

The freehold land and buildings at 10 Fifteenth Avenue, Tauranga, are being offered for sale through Christy Arundel, Rory Brown and Lloyd Davidson of Bayleys Tauranga.

Sale is by deadline private treaty closing on Thursday 10 August, unless the property is sold earlier.

Arundel said the approximately 134-square-metre existing buildings sat on some 809 square metres of freehold land.

The premises encompass four separate offices, a staffroom and bathroom along with a 60-square-metre workshop with access via two roller doors. Plenty of on-site parking is available thanks to the property’s large sealed yard.

Brown said the Fifteenth Avenue site was zoned Suburban Residential under the Tauranga City Plan, but had been used commercially for over 20 years under an existing resource consent.

The property is designated for medium-density development up to 11 metres (or 12 metres with a pitched roof) under the city council’s Plan Change 33.

“Any future occupiers or residents or a new development here will benefit from its central position and handy access to main arterial routes connecting to locations across the city,” said Brown.

Davidson said the property sat across the road from a Z service station and within about 200 metres of a bus stop on a main city route.

“Other near neighbours include a range of visitor accommodation providers, such as Tauranga Tourist Park, Ambassador Motor Inn and Bennett’s Tauranga Motor Inn, plus a varied assortment of other local businesses,” Davidson said.
