Last major development site on key growth strip

A large-format retail outlet or new industrial facility are on the cards as the last undeveloped site on a key commercial and industrial growth strip goes up for sale.

The more than 8,100 square metres of vacant freehold land at the corner of Ti Rakau Drive and Trugood Drive, in Auckland’s East Tamaki, is part of a growth corridor identified by city planners to maximise development options.

With multiple access points and over 175 metres of frontage to both thoroughfares, offering exposure to some of the East Auckland’s busiest traffic volumes, it is seen as an ideal location for a large industrial facility and yard, or for a big box retailer to join others in the area.

The land has been cleared of buildings and comes with various reports and site investigations undertaken as part of the vendor’s previous plans to develop it - now pursued at alternative nearby sites. These reports offer a significant head start to new owners investigating future development options.

The freehold landholding at 257 Ti Rakau Drive, East Tamaki, Auckland, is being marketed for sale by James Valintine and Ben Bayley of Bayleys Real Estate.

Sale is by way of deadline private treaty closing on Thursday 27 July, unless the site is sold prior.

Valintine said the flat, slightly elevated landholding of some 8,174 square metres was available to new owners with vacant possession.

“The property is located on the northern end of the well-established commercial and industrial strip of Ti Rakau Drive, with easy access to State Highway 1 and main arterial routes.

“As literally the last significant piece of undeveloped land in this strategic growth corridor, this is a unique opportunity for a developer to purpose build a large new industrial or retail premises from the ground up.

“An existing traffic management plan and geotech report will assist a new owner in investigating their development options,” Valintine said.

Central to the site’s attractions for future occupiers is its huge profile to around 39,000 passing cars per day on Ti Rakau Drive as well as 12,000 on Trugood Drive, a gateway to the Highbrook industrial stronghold.

“As such, it’s hard to imagine a more strategic vacant corner site ready and waiting for a developer to make their mark,” said Valintine.

The site’s Business – Light Industry zoning under Auckland’s unitary plan allows for wide-ranging activities that do not generate objectionable odour, dust or noise. These range from manufacturing to logistics, storage, transport and distribution.

An Identified Growth Corridor overlay, which applies to a limited number of key road corridors, widens the scope for retail activities – predominantly large-format retail, subject to council approval.

Bayley said the area was home to a variety of other retail, commercial and light-industrial premises, with nearby occupiers including a Z Service Station, Bunnings Warehouse, Armstrong’s Nissan and Mercedes-Benz Botany.

“Around 100 metres north of the site for sale is the Burswood Drive residential catchment that continues to support the commercial activities along Ti Rakau Drive. Botany Town Centre, the Hub and Pakuranga Plaza are also within easy reach,” he said.

Bayley said future users of the site would benefit from excellent and improving transport links.

“Ti Rakau Drive is the principal route linking Pakuranga to the west with Botany Town Centre and surrounding commercial developments.

“Transport connections will be further enhanced by the AMETI/Eastern Busway, which is currently under construction and features a major bus interchange on nearby Torrens Road.

“This area has become the prime commercial hub in the location and is linked with Te Irirangi Drive providing an alternative route to Flat Bush and Manukau further to the south,” Bayley said.
