Building supplier’s retail premises goes up for sale under the hammer

The land and buildings housing a strategically located nationally branded building and construction supplies retailing business has been placed on the market for sale.

The property at Paeroa in the Hauraki Plains south-east of Auckland and north-east Hamilton is tenanted by building and construction supplies retailer BuildLink – the only full-service hardware supplier in Paeroa – where it has been trading since 2022.

BuildLink is a national cooperative with some 38 sites across New Zealand – including regional sites at Matamata, Raglan, Cambridge, Horotiu, Hamilton, Cooks Beach, and Whitianga. Previously home to Bunnings, BuildLink took the opportunity to rebrand its Paeroa operations at the high-profile location.

Comprising two titles, the approximately 4,131-square metre generally rectangular shaped property at 10 Taylor Avenue on the fringe of Paeroa’s central business district is zoned for industrial use under the Hauraki District Council Plan, and comprises some 447-square metres of various buildings, warehousing, and sheds.

The freehold flat land and robust buildings at 10 Taylor Avenue in Paeroa are now being marketed for sale at auction on July 11 through Bayleys Ngatea. Salesperson Josh Smith said the Taylor Avenue land and buildings were perfectly configured to service BuildLink’s retailing operations – offering a mix of showroom and warehousing space, in conjunction with open-air shed style storage.

BuildLink Paeroa is currently on a lease with rights of renewal running through to 2028, paying annual rental of $61,620 plus GST and operating expenses.

“Within the property, the main BuildLink showroom has a prominent road frontage, and stocks an extensive range of building and hardware supplies – from tools and equipment through to nails, screws, paint and adhesives, and personal safety gear,” said Smith.

“The adjoining yard has multiple storage sheds used for stocking building materials such as timber, ply, and plumbing piping which can be collected and loaded under an all-weather high-stud canopy.

“The oval-shaped drive around fully-metaled yard allows for efficient delivery and collection of building and construction supplies from the outside sheds and warehouses – saving time for busy tradies and DIY handymen stocking up on the materials needed to ‘get the job done’, whether picking up in the ute, or trailer, or the flat deck truck. The well-maintained yard also provides substantial parking for customers visiting the showroom facility for ‘off the shelf’ products.

“The property is very much a ‘hands-off’ investment, with the tenant BuildLink taking responsibility for the general appearance of the premises to a high professional standard to reflect the brand in its ‘tradie’ community,” Smith said.

“In addition to servicing the general building and construction sectors around the Hauraki Plains, BuildLink Paeroa also holds a licence to sell the materials and plans required to build the company’s range of kitset open-sided two, three, four, and even 10-bay farm vehicle and equipment storage sheds.”

Hauraki District Council’s Long-Term Plan 2021-2031 forecasts that the council’s catchment area, which includes Paeroa, will continue to experience population growth for the next 30-years.

“In the longer term, we (Huaraki District Council) have undertaken our infrastructure planning based on the high growth scenario because we believe people from other areas in New Zealand will continue to move to our district,” said the report.

“We need to be able to readily cater for this growth.”

Josh Smith said the council’s demographic analysis would have a consequential flow-on effect for the wider building and construction sector – which was primarily serviced by the strategically located BuildLink operation in Paeroa.

“For a regional services town, Paeroa is seriously booming. Significant residential expansion of Paeroa is already underway at two housing subdivisions within the town – which will see some 700 new residential dwellings to be built, along with a commercial office and administrative services hub,” he said.

“Many trades personnel and firms involved with these building projects in and around the project are regular customers of BuildLink – taking advantage of the company’s handy location near the centre of town.

“To underpin and futureproof any potential future growth of the BuildLink business in Paeroa, there is ample bare yard space within the Taylor Avenue location which could be used to accommodate bigger showroom or additional warehousing infrastructure.

“Alternatively, any new owner of the site could view the substantial flat contoured land holding as a long-term redevelopment opportunity based on the site’s industrial zoning – which could sustain a raft of larger warehousing formats or ‘tradie’ unit hub creating multiple new tilt-slab style premises.

“With more than 4,000-square metres of land and a lengthy road frontage onto Taylor Avenue for creating multiple vehicle entry/exit points, the options along these lines are a virtual blank canvas.”

BuildLink Paeroa’s Taylor Avenue address sits beside rural farming supply outlet Farm Source, and is just a few hundred metres away from Paeroa’s iconic L&P Café with its beacon-like large Lemon & Paeroa statue outside.
