Selling the water: playground or prestige?

Waterfront property may share one defining feature, but it is not promoted through one standard story. Our analysis of more than 2,500 New Zealand residential listings identified five recurring frames: privacy, prestige, posterity, playground and potential. Privacy is the common foundation, but the broader waterfront story changes across the country. Northern holiday-home markets emphasise water access and recreation, major cities favour architecture and status, while several southern markets highlight income and longer-term opportunity.

The five Ps of waterfront

Privacy is the most widespread frame, appearing in 76% of listings and emphasising peace, seclusion and retreat. Prestige, appearing in 42% of listings, uses design, quality and outlook to elevate the waterfront position, while posterity, at 41%, connects the property with family use across generations. Playground appears in 29%, where jetties, pontoons, boat ramps and water activities make the water part of daily life. Potential appears in 26%, linking the waterfront position with income, development and future value.

Regional differences

When regional language is compared with the national pattern, other stories become more prominent. Marine recreation is especially distinctive in northern and established holiday-home markets, while prestige is more characteristic of major cities. Privacy stands out in parts of the upper South Island and Canterbury, while several southern and regional markets place greater emphasis on potential. These are relative regional distinctions, not necessarily the most frequently mentioned framing within each region.

What this means for agents

The practical opportunity is to move beyond simply stating that a property is waterfront. Strong listing copy explains what the water contributes, whether that is privacy, prestige, family connection, recreation or future opportunity. Agents can lead with the framing most relevant to the likely buyer, then draw on the other themes where they strengthen the wider property story.
